Land Surveying Services Offered by M & O Land Survey

 

 Boundary Surveys
A boundary survey consists of the following:
  • Research of recorded survey information.
  • All of the property lines marked on the ground.
  • Permanent markers placed at the corners of the subject parcel.
  • A map showing the configuration and size of the subject parcel.
  • And if necessary, a written description of the subject parcel which may later be incorporated into a legal instrument.
Lot Surveys
Lot Surveys are retracements of residential lots. All corners of the lot will be either found or marked. If monuments from the original lot survey are not recovered, new monuments are placed and shown on the plat of survey. The lot survey is generally performed on vacant property prior to construction of improvements, or to establish lines for fencing, or to mark the property lines prior to a sale.

Topographical Surveying and Mapping
Topographical Surveys are three dimensional representations of a property. Like a Lot Survey, the corners of the lot will be found and marked, but there will also be elevations taken on the lot to show the three dimensional properties of the lot. A Topographical Survey is generally performed in the design phase of a larger project, or when there are drainage problems on the lot.

Certified Survey Maps
Also referred to as a "CSM", this is a map drawn and surveyed according to Wisconsin Statute 236.34 on an 8 -1/2" by 14" sheet for the usual purpose of creating from one to four new parcels of land. This map is then recorded in the Register of Deeds County Office and the lots are described by lot number and map number.

Site Plan Development Surveys
This is a generalized overview map of your property including pertinent features such as roads, watercourses, buildings, rights-of-way, utility lines, etc. for planning purposes.

Preliminary and Final Subdivision Plats
Wisconsin Statute 236 includes requirements for state approved subdivisions which require preliminary and final plats. This is required when you are dividing your property into more than 4 parcels of land within a five year period. These maps are also recorded in the County Register of Deeds office.

Property and Easement Descriptions
Property and Easement descriptions are created for transferring some type of interest in land. It may be required when selling property if the recorded description is changed for some reason such as changing a property line or creating a new easement.

Financing and Refinancing Surveys
Financial institutions commonly require a survey to insure that the building being financed is actually on the property described in the deed or to determine if there are any encroachments and/or gaps or overlaps from adjoining property.

"40" Lines Run and Marked
Lines of portions of a section of land are sometimes referred to as "40" lines. These lines are surveyed according to procedures established by the Bureau of Land Management and also according to Wisconsin law from original land corners set in the period of time from 1840 to 1860. Most of these section corners have been perpetuated and are documented in the County Surveyor's office.
